Terms and Conditions

Please read this information carefully.

Guest acknowledges that by placing monies down towards their reservation they agree to the following General Terms and Conditions of the property:

Credit Card: A credit card is required for all reservations.. Final payment is due 14 days prior to your arrival date in which we will run automatically. It is the guest responsibility to maintain current credit card information on file.

Possession: Possession of the unit shall begin at 5:00 p.m. on the day of arrival and terminates at 11:00 a.m. on the day of departure.  This is also referenced as check in or check out times.  Unless prior arrangements have been made.  Late departures may be subject to a minimum $95 late check out fee if prior arrangements are not made.

Occupancy: Anyone other than those in the guest party set forth may not stay overnight exceeding the occupancy limits. Any other person in or on the property is the sole responsibility of Guest.

NO Smoking or illegal drug activity: No smoking or illegal drug activity is allowed on the property.  Any tenant or guest of teanant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises and charged a minimum $250 fine.

Pets: Pets are permitted ONLY with prior approval by the owner of the property and the Property Manager – Escape Properties. Any pet or presence of a pet that is found could result in a minimum $250 fine. If your animal is a service animal, then you will need to provide the necessary documentation.

Noise Ordinance and Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:

  • Occupancy exceeding the max capacity stated on the reservation confirmation.
  • Using the premises for ANY illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
  • Causing willful damage to the property rented or to any of the neighboring properties.
  • Any other acts which interferes with neighbors’ right to quiet enjoyment of their property.

Indemnity:  Guest agrees to indemnify Escape 2 St. George Properties –

Issues beyond Control:  Escape Properties is not responsible for events beyond our control, e.g. inclement weather, maintenance issues, failure of public supplies such as water, electricity, cable or Internet or breakdown of the air conditioning system in which is out of our control.

Law Enforcement called:  If, for any reason, law enforcement is notified due to disturbances emanating from the premises or grounds, there will be a minimum $250 charge to your credit card per incident.

Damage and Cleaning Issues:  It is the responsibility of the guest to:

  • Keep the property and all furnishings in good order – AS-IS
  • Any damage or cleaning issues noticed upon arrival should be reported to Escape Properties at 435.414-1515 immediately to avoid the cost of repair. We will do our best to rectify the matter as soon as it is practically possible.

The property will be inspected and cleaned after each departure by our condo manager. The rental cleaning fee you have paid will provide for normal cleaning.  You are required to leave the property in the same general condition in which it was received. Please refer to your Final Instructions on how to leave your vacation home.

IF EXCESSIVE CLEANING IS NEEDED AFTER YOUR DEPARTURE, THE CARD ON FILE WILL BE CHARGED ANY ADDITIONAL COSTS THAT CLEANERS INVOICE.

Parking:  May vary from complex to complex. Vehicles are to be parked in designated areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Please follow instructions for parking on your Final Confirmation.

What we Provide: The property is fully furnished and will include an initial supply of consumable items, such as toilet paper, paper towels, shampoos, garbage bags and soaps.  Linens, blankets, pillows, towels, as well as basic to fully equipped kitchen, TVs,  furnishings, and outdoor furniture are provided.  Although our owners make every effort to anticipate most people’s needs, some items you might be accustomed to at your own home may not be provided.

Transferring to Alternative Properties:
Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Escape Properties liable. In such an instance, the guest will be relocated to comparable accommodations determined by Escape Properties. We reserve the right to move Guests to a comparable property or refund the Guest the amount paid.

Pests/Pest Control: Please be advised that Southern Utah is a high desert environment, insects such as ants, roaches, bats and even mice are occasionally visible at properties.  Our properties are routinely inspected and treated.  In the event your group sees or encounters such is not cause for alarm and no refunds shall be offered.

Risk and Liability.  It is agreed that all you, your guests or others whom you have permitted to be at the property are expressly assuming the risks and liabilities for any and all accidents, injuries, illness etc. (including death) that may occur while at the property or using any possible associated facilities.  This risk and liability includes  any pools, hot tubs, etc. The Homeowners and Escape Properties are NOT responsible for the loss of personal belongings or valuables of the guests.

Cancellation Policy:

IF you book through 3rd party channels, like AirBnb/VRBO etc, your cancellation policies may vary. Contact the channel for details.Guests who book direct with Escape Properties may cancel their reservation at any time without penalty 30 days prior to check in/arrival date less $50 processing fee.

To cancel the Guest shall notify Escape via email to sales@escape2stgeorge.com. You may call accounting at (435) 414-1515 x 2 with any questions but the cancellation must be received in writing to be valid.

The deposit for cancellations made less than 30 days prior to the check in/arrival date, but before entire balance has been paid, shall be non-refundable.

Cancellations on a reservation where the entire balance has been paid are non-refundable.
All refunds subject to a $50 transaction fee.
